Make an informed decision with accurate asbestos test results on your property

The presence of asbestos in buildings poses a significant concern due to its health risks. Asbestos testing is a crucial step in identifying and managing this hazardous material. New Zealand legislation, specifically the Health and Safety at Work (Asbestos) Regulations 2016, states that property owners, managers, and employers must proactively manage asbestos-containing materials (ACMs) in workplaces and homes to ensure the safety of occupants and workers. Testing for asbestos not only fulfills legal obligations but also ensures the creation of safe environments, mitigating the potential health hazards associated with exposure.

At AAA Asbestos & Roofing, as part of our services as asbestos removal specialists, we can facilitate testing in your residential, commercial or industrial property. In an asbestos test, a small sample is taken of the suspected asbestos-containing material (ACM). Depending on the area, there may be some intrusive work required to access behind fascia, panels, ceilings or flooring.

Your material sample is then sent to an independent laboratory for full analysis and reporting. The results will determine the amount of asbestos in the material and what condition the asbestos is in. From here, you can decide the next stage of asbestos management and if asbestos abatement or encapsulation is required. If removal is necessary, we can design and implement a plan that complies with industry regulations and keeps everyone safe.

Looking to renovate your home or commercial property? Get an asbestos check and testing done first...

If you're planning a renovation on an older home, your builder should conduct checks and tests to determine if asbestos is present in your building's structure before renovations start.

For a commercial premises, the 'Person Conducting Business or Undertaking' (PCBU) holds crucial responsibilities concerning asbestos in buildings under New Zealand's regulations. PCBU refers to individuals or entities responsible for conducting work activities, including building owners, property managers, employers, and contractors. Their primary obligation lies in ensuring the health and safety of everyone involved in or affected by their work. Specifically regarding asbestos, PCBUs must identify any potential presence of asbestos-containing materials (ACMs) in their buildings through comprehensive assessments and regular inspections. They are accountable for implementing effective management plans that outline proper handling, removal, and disposal procedures for ACMs, guaranteeing the safety of occupants and workers, and this includes during building renovations.

An asbestos sampling survey or test will confirm the presence or absence of ACMs. These analyses are suitable for identifying asbestos in a specific area within a building, such as where a tradesperson will be working or for locations not previously included in an Asbestos Management Plan.

Is asbestos encapsulation right for you?

Asbestos encapsulation can be a more cost-effective way to contain asbestos fibres if the bond remains undamaged, and where removing it would prove a greater risk. Many materials can be encapsulated, including cement, plasters, bitumen, mastics, resins, vinyl and reinforced plastics. You should be aware that even by sealing your ACMs, these surfaces should not be penetrated by any means, including drilling or sanding. In some situations, encapsulation can be used as a temporary measure, providing protection while a more permanent solution is determined.
